3-Day Property Decision Trip · Property & Capital

Test shortlisted Panama properties on the ground before you commit capital.

A founder-led field programme that tests locations, projects, pricing, future supply, resale demand, ownership costs, and unresolved assumptions from the buyer’s side.

What you leave with

A decision record you can use after the trip.

The purpose is not to collect sales impressions. It is to leave with clearer evidence, unresolved questions, required professional checks, and a defined next stage.

01

Your property and location thesis

A clearer view of which areas and asset types fit your use, capital, and buyer assumptions.

02

Evidence, comparisons, and open questions

A record of field observations, competing supply, pricing context, and assumptions that still require validation.

03

Risks, handoffs, and next step

The legal, tax, valuation, technical, and counterparty checks required before you proceed, negotiate, change direction, or pause.

Individual deliverable

A discreet look at the Property & Capital Field Memo

An anonymized sample can be added here to demonstrate the document quality without revealing client information, property conclusions, or proprietary research. Each participant receives an individual Field Memo followed by a private 30-minute review with Ramón.

A different mandate

Property sales and buyer-side validation are not the same assignment.

Licensed brokers and agents are essential for property sales. The Property Decision Trip adds a separate, client-side layer before you decide where—or whether—to commit capital. It is not a property tour, sales event, or broker-led project showcase.

A sales-led property tour may focus on

  • Properties available through that agent or network
  • Developers and projects within a current sales mandate
  • Closing the search around a purchasable option
  • Quoted prices, incentives, or bundled services as presented

The Property Decision Trip is designed to test

  • Whether the area and asset fit your actual criteria
  • How one option compares with competing supply
  • Whether pricing and terms align with verifiable direct information
  • What assumptions, conflicts, or hidden trade-offs need more diligence

This is not an argument against brokers. It is a reason to separate licensed sales execution from independent client-side decision preparation. Special pricing, bundled services, and “free” support can have value, but they should still be understood, compared, and documented before capital is committed.

What it helps you answer

Three groups of questions worth answering before you commit.

The programme tests the assumptions behind a property decision—not simply the inventory presented to you.

Price & market support

Does the opportunity hold up against the market?

  • Quoted price versus competing inventory
  • Rental, operating-cost, and resale assumptions
  • Future supply, demand, and liquidity
Location, asset & counterparties

Does it fit your actual use and buyer thesis?

  • Location, surrounding market, and asset fit
  • Comparison with relevant buildings and projects
  • Developer, seller, broker, and counterparty questions
Risk & decision

What must happen before you proceed?

  • What becomes visible only on the ground
  • Legal, tax, valuation, technical, and banking checks
  • Whether to investigate, negotiate, change direction, or pause

Questions before you begin

Clear roles create better decisions.

The Property Decision Trip complements—and does not replace—appropriately licensed sales, legal, technical, tax, and financial professionals.

Are you a real estate broker?

No. The Panama Explorer provides buyer-side research, field validation, and decision support. Property sales and brokerage should be handled by appropriately licensed brokers and agents.

Will brokers or agents still be involved?

Yes. Licensed professionals remain essential for sales activity, transaction work, and formal professional advice. Our role is to help you approach them with a clearer mandate and better questions.

Do you guarantee developer pricing or investment returns?

No. Prices, availability, terms, rental results, resale liquidity, and market conditions can change and must be independently confirmed.

Does this include inspections, valuation, or legal due diligence?

Not unless expressly included in a written proposal. Specialist inspections, appraisals, title, and legal review require the appropriate independent professionals.

What happens if the minimum group size is not reached?

If the minimum of four participants is not reached by the stated confirmation deadline, your deposit is transferred to a later programme date or refunded in full, at your choice.

Professional boundary: The Panama Explorer provides client-side research, strategic preparation, field validation, and professional handoffs. It does not sell or negotiate property and is not a real estate brokerage, appraiser, inspector, law firm, tax advisor, or investment advisor. No price, developer, rental, resale, or investment outcome is guaranteed.
